Before and Afters from a house in Crumpet Woods

Crumpet Woods is a charming neighbourhood sat atop Valleycliffe, with stunning views of the chief and the Howe Sound.


I've been into a few houses in Crumpet now and have noticed one things in all of them - they've settled badly! What's settling you ask? Settling is when the houses foundations adjust to its environment. This is a natural process and nothing of concern but will be noticeable in your paint and drywall.


The places I've worked at in Crumpet have had structural beams and posts running throughout the house, and I've noticed these and the natural settling process to have caused quite a visual disturbance in the house.


One of the biggest things on my list at this particular house in Crumpet Woods was to fix a load of bulging tape that had occured around all the beams. See the images below for the before and after transformation.



One of these in the house wouldn't be the worst thing in the house, but these were all over and definitely took away from the beams and posts being a huge feature.


The other major thing on my list for this house was making all of the window returns look nice again. A typical error painters make when rolling walls is having paint roll over onto window returns, drying, and leaving a big ridge on the corners. This is super ugly and takes away any chance of having nice clean, straight lines.


The process to removing these ridges is either a wet sand or scraping and filling - on this project the wet sanding was working well so I primerily used that method. Fixing the window returns throughout the house made for a huge difference. Thankfully I had a homeowner that trusted me and didn't over look this detail.


There was also paint and mud left on the lovely walnut window trim, which was super noticeable and again taking away from any clean lines. I made sure to remove this as best as I could, ensuring no damage was made to the wood in the process.

Finally, on top of fixing general wear and tear around the house, and a couple of larger drywall repairs, I painted all the walls and did a huge feature wall on the stairs which went down a treat. My clients were a little unsure on commiting to a huge black feature wall, so we tried a few different colours before commiting to painting this huge wall. It turned out a treat!

I was really happy with how this project turned out. It makes a huge difference when the client puts total faith in you and let's you fix things that often get overlooked. I've attached a few images below from how things ended up looking
